​What is a Buyer Reward?

It's very simple!  Sellers and home builders usually offer real estate agents a buyer's commission to entice them to bring their clients to their homes.   In many states, including Colorado, an agent can share their buyer's commission with their client.  This is commonly called a  "rebate", although this is a bit of a misnomer since our buyers get our services for free, so we like to call it a "Buyer's Reward" instead. 

Do you charge me for your real estate services?

 

Nope!  Our real estate services are 100% free to our buyer clients.

How much will my Reward be?

It's simple!  Your Cash Back Buyer Reward will be equal to 1% of the purchase price of your home (or base price on a new construction home).  Look at what you can earn: 

$300,000 Purchase Price = $3,000 reward at closing

$350,000 Purchase Price = $3,500 reward

$400,000 Purchase Price = $4,000.00 reward

$450,000 Purchase Price = $4,500.00 reward

There is no ceiling - a $1,000,000 home will net you a $10,000 Cash Back Reward!

Do I have to pick a particular home?

Absolutely not!  The rebate applies to any home listed by a new home builder or in the Multiple Listing Service (MLS), and even applies to homes being offered For Sale By Owner as long as the seller is offering at least a 2.8% Buyer's Agent commission.

Does your Reward program apply to vacant land or commercial property?

Yes, as long as the purchase price is over $200,000 and there is a Buyer's Agent commission of at least 2.8% being offered. 

Does this Reward raise the price of my house, or hurt my chances when there are multiple offers?

Not at all!  Most home builders or sellers are already offering a co-op commission to any agent who brings a buyer, and the fact that our agents share their commission with their clients does not affect the price or your chances of getting your offer accepted.  It is paid directly out of our agent's commission at (or after) closing as our gift to you.

 

Why do I need to use a professional real estate agent?  Won't I save money by trying to negotiate directly with the seller, listing agent, or builder on my own?

 

It's a common misconception in real estate that you can save by "dealing direct".  In the long run, it's always much smarter - and usually SAVES you money in the long run - to use your own professional agent who will directly represent you throughout the sales transaction.  Your agent will assist you with every aspect of your new home search, including sending you updated lists of homes as they come on the market via email, accompanying you on tours and showings, and assisting with contract preparation, negotiations, and financing details.  He or she will watch your back every step of the way - and since your agent is charging you nothing to work for you, you literally have nothing to lose!  

How do I collect my Reward?

Your Reward can either be in the form of a credit on your closing documents or in the form of an actual check written out of the brokerage account at closing.  Sometimes it is also paid in the form of a gift card, prepaid VISA card, or swap for services, such as a credit toward new landscaping or moving services.  This will depend on several factors, such as what your lender will require.  Contact us for questions.

How can I use my Reward?

Again, depending on your lender, you can use your Reward for any purpose except as counting as part of your down payment or financing.  There may be other restrictions depending on the type of loan you get and what your lender requires.  Most of our buyers use their rebates for new furniture, moving costs, fix-up, landscaping, or even just taking that well-deserved vacation!  The choice is up to you.

 

Is this legal? 

Yes!  In Colorado it is perfectly legal for a real estate agent to rebate or pay back part of his commission back to his client. 

What can I expect from my Buyer’s Agent?

First you and your agent will determine your wants, needs, and financing criteria.  Then he will search for homes that meet your particular criteria.  You can search on your own using our free online search engine, or your agent will then email you your personalized list of homes.  You can contact your agent and specify which homes meet your needs, and then you can arrange tour the homes.

Your Buyer's Agent will assist you with every aspect of your new home purchase, including:

  • Sending you updated lists of homes as they come on the market, as well as new home communities and floorplans if you are wanting to purchase a new build

  • Touring homes and models with you

  • Assisting in negotiations with the builder, contractor, or sales agent/seller

  • Assisting with financing

  • Assisting with contracts and other documents

  • Accompanying client on all inspections and walk-throughs

  • Performing due diligence on title work and closing documents

  • Accompanying client to closing and overseeing all aspects of documentation

  • If you have a home to sell you can take advantage of our discounted listing fees and save thousands!

 

What if I change my mind or cancel?


You are never under any obligation whatsoever to stay with the agent we assign to you unless you have entered into a written Buyer's Agency agreement with that person.  However, if you choose to use another agent you may lose out on your Rebate as we have no control over outside agents, so that agent may choose whether or not to pay you any sort of rebate and what that rebate might be.

What if I already have an agent or have already registered with the Onsite Sales Office?

Unfortunately, if you have already entered a contract as a Buyer’s Agent with another company, or if you have already registered at the new home site, you are not eligible for this program if you purchase a home from that agent or builder.
