How can you list homes for only 1%?
As a home seller, we understand that you will more than likely be purchasing another home in the area. Therefore, we offer a discounted listing fee of only 1% as an incentive to use one of our agents as your Buyer's Agent in your next transaction. If you choose not to purchase your next home with us, or if we refer you to another agent outside of of our market area, we still give you a discounted listing fee of only 2% of your home's selling price. With over 30 years' of real estate experience, you can rest assured you'll get personalized service from our highly experienced brokers and won't be stuck dealing with an inexperienced assistant or 'newbie' agent who is being trained on your home sale. In other words...you get the same professional service for less!

Do I have to pay an outside agent if he brings me a buyer?
When a real estate agent lists your home on the local Multiple Listing Service (MLS), it is customary to offer a "cooperating", or co-op, commission to member agents to entice them to bring their buyers to your home. Right now in Denver that co-op commission is generally 2.8% of the sales price and in Northern Colorado it's 3% of the sales price. While real estate commissions are never set in stone and are always negotiable, our recommendation to you is you should list your home in the local Multiple Listing Service and offer outside agents a co-op commission. If you don't, or if you try to cut corners and offer a lower commission, then you're basically shooting yourself in the foot since an agent will more likely show the home down the street that's offering the larger commission than yours.
All that being said... we here at The Home Store would like to sweeten the pot a bit! Since our marketing efforts are intensely successful (we've sold over half of our own listings to our own buyers), you save even more. If we bring the buyer to your home through one of our agents, we charge only 2% of the home's selling price (rather than the typical 2.8% to 3% paid to an outside selling agent). If you do the math that can amount to thousands of dollars in additional savings overall.
